What a measured building survey is
A measured building survey is a precise, dimensional survey of an existing building that produces an accurate digital twin of its internal and external geometry. It answers one question: what are the dimensions and shape of this building?
The deliverable is captured with high-speed, motorised, reflectorless total stations or terrestrial laser scanners. The raw output is a point cloud — millions of 3D coordinates — which is then processed into 2D CAD plans, 3D BIM models, and other deliverables.
The service is governed in the UK by the RICS Measured Surveys of Land, Buildings and Utilities, 3rd edition (2014, reissued 2023), Section 4.

A standard 2026 measured building survey produces:
- 2D floor plans at 1:50 or 1:100 (every floor)
- 2D external elevations at 1:50 or 1:100 (every face)
- 2D sections at 1:50 (longitudinal + transverse minimum)
- 2D roof plan at 1:50
- 3D point cloud in E57 format
- 3D Revit model at LOD 200-500 (optional, additional fee)
- Surveyor certification (signed + dated, RICS membership number)
